Dogs are not allowed. Only the following pets are permitted:
- a) Fish - total aquarium space not to exceed 30 gallons.
- b) Small size caged birds - not to exceed three (3) in number.
- c) Cats - not to exceed two (2) in number.
- EXCEPTION: Service animals are allowed to assist people with disabilities.
No cat shall be allowed out of its owner's unit, balcony, patio or private courtyard, unless carried by its owner or confined in a pet carrier.
Feces and cat litter shall be disposed of in tightly secured, plastic trash bags. Litter boxes are not permitted on any balcony, patio, or private courtyard.
Any damage to any part of the common or limited common areas caused by a pet shall be the full responsibility of the Unit Owner.
Pet owners are totally responsible, and cannot hold the Association in any way responsible, for any loss, liability or expense of any kind resulting from that pet's presence in the building or on the property.
The Board of Directors may, in its sole and absolute discretion, demand the permanent removal of any pet from the property at the Unit Owner's expense, in addition to, or in lieu of, any fines which may be assessed. This action may be taken in regards to any unauthorized pet; or pet deemed to be dangerous to humans or other animals; or any pet that after two written warnings within the preceding 12 months, is again found to be in violation of any of the Pet Rules or government ordinances.
